HIPS - Home Information Packs
A Home Information Pack is a set of information about a property which must be made available to prospective buyers when a property is placed on the open market.
As standard a HIP needs to contain the following documentation:
- Home Information Index
- Energy Performance Certificate
- Sale Statement
- Standard Searches
- Evidence of Title
- Additional information for Leasehold and Commonhold sales where appropriate
Why have HIPS been introduced?
HIPs have been introduced across England and Wales with effect from 1st August 2007. They have been introduced to speed up the home buying process. It is also anticipated that the introduction of Home Information Packs will reduce the number of house sales which fall through.
What will a Hip cost?
The cost of producing a HIP for a freehold property should be between £225 and £400 + VAT dependent on the size of the property.
The cost of producing a HIP for a leasehold property should be between £300 and £700 + VAT, dependent on the size of the property.
